Balcony Waterproofing Melbourne
Describe the leak, crack, lifting tile or rust stain on your balcony and your enquiry goes to one local provider, who arranges an inspection and a written quote. The Building and Plumbing Commission calls balconies a high-risk building element, because they are exposed to weather and rely on several systems working together: waterproofing, drainage, falls, set downs and construction detailing.

- Each enquiry goes to one independent provider for Melbourne, not to a list of firms that all ring you.
- We do not waterproof balconies. The provider inspects, then names the price.
- Every call opens with a notice that it may be recorded.

Before you get a quote
Four things to know first
- Waterproofing has its own builder class Victoria lists a builder registration limited to waterproofing: membrane work on the inside, outside, below-ground and remedial areas of a home, swimming pools and spas excepted.
- An apartment building raises a different question The regulator lists Class 2 under both registrations; check the builder's class.
- A new surface can change a balustrade The Building and Plumbing Commission says to check a balustrade's height again if tiles or other paving were laid after it went in.
- The owners corporation repairs common property In an apartment building the owners corporation, not a single lot owner, must repair and maintain the common property.
Three steps
From enquiry to quote
- Tell us what you can see The building, the floor and the leak, crack, lifting tile or rust stain.
- It is passed on Your enquiry goes to one independent local provider covering Melbourne, Port Phillip and St Kilda. The provider pays for the introduction; you never do.
- A provider inspects and quotes The provider looks at the balcony and prices the work in writing. The price is theirs to set.
Balcony Waterproofing across Melbourne
Victoria has a builder registration class limited to waterproofing, covering the application, installation and repair of membranes on the interior, exterior, below-ground and remedial areas of a home, except swimming pools and spas. A second, commercial class limited to waterproofing work also exists. Waterproofing is not one of the trades a single-trade contract can leave outside the Domestic Building Contracts Act: tiling, plumbing and attaching balustrades are on that list, waterproofing is not. On an apartment building the first question is different: which registration actually covers the work. The regulator lists Class 2 under both registrations; check the builder's class. If an owners corporation manages the building, it, not an individual lot owner, must repair and maintain the common property: the owners corporation page sets out the Victorian rules. Reaching a balcony from the street can need a council permit as well: what the City of Port Phillip says its scaffold permit costs.
